Ozark Closers sells red-iron steel-frame buildings and erects them with our own crew. Plans, the steel package, and the erection labor all sit inside one contract, so there is one number and one firm answering for it. We are headquartered in Osage Beach, Missouri, with the Fort Smith base covering Arkansas and eastern Oklahoma.

We work statewide in Arkansas. Northwest Arkansas, the Arkansas River Valley, and the western Ouachitas are routine day trips from Fort Smith. Central and eastern Arkansas are longer hauls, and we price mobilization and steel freight into the quote rather than discovering it later. If your site is far enough out that the number moves, we say so before you sign.

  • Fort Smith

    Our second base. River-valley flat ground on the Oklahoma line, a working industrial town, and the shortest mobilization we have anywhere in Arkansas. Shop and commercial spans move well here.

  • Fayetteville

    University town on the western edge of the Boston Mountains. Sloped parcels and rock are common, so dirt work and pad prep often cost more than buyers expect going in.

  • Northwest Arkansas

    The Springdale-through-Bella-Vista corridor. Fast-growing metro fringe where acreage still exists just outside the city limits, and where planning jurisdiction can change from one side of a road to the other.

  • Rogers

    Beaver Lake country. Lake-adjacent lots, steeper approaches, and a lot of buyers looking for a shop with living space rather than a conventional house.

  • Bentonville

    Metro land prices push buyers to smaller acreage or out into Benton County. A 30x40 or 40x60 on a tight parcel is a common ask here.

  • Little Rock

    Central Arkansas, roughly two and a half hours from the Fort Smith yard. Flatter ground and easier pours than the northwest, with city and county jurisdictions to sort out before you buy.

Turnkey is not available in Arkansas. It runs in Missouri and northeast Oklahoma only. Arkansas buyers take one of the two dried-in tiers and hire their own finish trades for electrical, plumbing, HVAC, insulation, drywall, flooring, and paint. Those trades are licensed locally and priced locally, and a Fayetteville electrician will beat anything we could carry down from Missouri.

Those three numbers anchor to the smallest building we sell — the 30x40 workshop at 1,200 square feet. Larger buildings price higher on every tier. The 40x60 shop is Dried-In + slab starting at $118,400, and the residential plans run from Dried-In + slab starting at $137,630.

FINANCING

Financing a barndominium in Arkansas.

Much of Arkansas outside the metros is USDA rural development eligible territory, which matters if you are buying acreage rather than a subdivision lot. USDA programs exist specifically for rural parcels and rural housing, and a lot of the ground we build on in the Ouachitas and the Ozark uplands falls inside the eligible map. We do not originate loans, we do not promise approval, and we do not quote rates. What we will tell you plainly is that financing depends on the lender and on the appraisal, and that a dried-in building appraises differently from a finished one. Some construction lenders treat dried-in as a clean draw milestone. Some conventional products will not close on a building without a certificate of occupancy. FAQ

Arkansas, answered.

Do I need a building permit for a barndominium in Arkansas?

It depends on the county and on whether the parcel sits inside a city limit or a planning jurisdiction. Unincorporated Arkansas land is often lighter on residential permitting than land inside Fayetteville, Rogers, Bentonville, Fort Smith, or Little Rock, where a city building department reviews the plans. We do not publish rules for any named county because they change and because we are not the permitting authority. Call your county judge's office or the county planning office before you buy the land, and ask three questions: is a building permit required, is a stamped structural set required, and what is the current review time. We supply the engineer-stamped drawings the office asks for. Permits and fees are not in the dried-in price.

How far do you travel in Arkansas, and does freight change the price?

We run Arkansas out of our Fort Smith base, which puts Northwest Arkansas, the Arkansas River Valley, and the western Ouachitas inside an easy day. Fayetteville, Rogers, and Bentonville are roughly an hour north. Little Rock is about two and a half hours east. We go statewide, and we tell you at quote time if your site is far enough out that mobilization and steel freight move the number. Freight is a real line item on a steel building, so we would rather price it into the quote you sign than surprise you with it later.

Is the turnkey tier available in Arkansas?

No. Turnkey is Missouri and northeast Oklahoma only. Arkansas buyers take one of the two dried-in tiers and hire their own finish trades for electrical, plumbing, HVAC, insulation, drywall, flooring, cabinets, and paint. That is not a limitation we are hiding. Interior finish is licensed local work, and we will not pretend to carry those trades across four states. Both dried-in tiers are fully available anywhere in Arkansas.

Who stamps the engineering on an Arkansas build?

We handle it, coordinated directly with the steel manufacturer, and the frame is engineered and sealed for the wind speed, snow load, and exposure at your specific address. A ridge parcel in the Boston Mountains and a flat tract on the delta do not get the same frame. You also get the anchor-bolt drawings the concrete has to be poured to. That set is what your permit office reviews. It is included in both dried-in tiers.

Can I finish the inside myself in Arkansas?

Yes, and a lot of Arkansas buyers do. Once we hand off a dried-in building you are the general contractor from that point forward. You can do the work you are competent to do and hire licensed trades for the rest. Understand what you are taking on: scheduling subs, chasing them, inspecting the work, and paying for it. The gap between the dried-in price and a finished house is not savings, it is work you have agreed to manage.

What should I check before buying land in Arkansas?

Access, water, sewer, power, and dirt. Ask whether the road frontage is county-maintained and whether a culvert or driveway permit is required. Ask whether the parcel is on rural water or needs a well. Ask about septic and whether the soil will perc, which matters on the rocky ground common across the Ozark and Ouachita uplands. Ask how far the nearest power drop is. And walk the building pad. Hillside sites in Northwest Arkansas can carry more dirt work and retaining cost than the slab itself.

How long does it take to get dried-in in Arkansas?

Twelve to sixteen weeks from a signed contract to a locked door on a residential-scale building and a reasonable site. That covers engineering and permit drawings, dirt and slab, steel fabrication and delivery, erection, skin and flashing, and doors and windows. The two things that move the date are weather and permit turnaround, and neither of them moves the price. Spring rain in the river valley stalls pours more often than anything else on the calendar.

Do you subcontract the erection crew in Arkansas?

No. Our own crew sets the steel. That is the reason we keep a second base in Fort Smith instead of running everything out of Missouri and hiring a local erector we met on the phone. One firm designs it, sources it, and stands it up, so there is one number and one point of accountability when something needs to be resolved on site.
