Our self-performed 6″ reinforced concrete slab, the complete red-iron kit, 26-gauge board-and-batten wall panels with black wainscot, cedar-timber front porch truss, premium windows set, iron exterior doors hung, roof and wall penetrations flashed, strike-team erection. Same dried-in scope, minus the concrete. You pour to our engineered anchor-bolt and slab drawings — we inspect it before steel arrives — and our crew handles kit, erection, roof, wall skin, windows, exterior doors, and flashing. Best fit if you already have a pad, a concrete contractor you trust, or a slab poured under a prior permit.

Not included in any package

Either Dried-In tier: site prep, utilities to the slab, interior finish-out, electrical, plumbing, HVAC, insulation, drywall, flooring, cabinets, paint, trim, permits. On your own slab also excludes concrete, rebar, vapor barrier, and any slab remediation.
Turnkey: site prep, utilities to the slab, building permits, impact fees, appliance packages beyond the Silver allowance, landscaping, decks, docks, pools.

Kit is passed through at supplier invoice price — zero reseller markup. Concrete is self-performed by our own crew, not subbed.

What “starting at” means · site conditions

Published prices assume a normal Ozark buildable lot: reasonable truck access, standard soil, no rock excavation, no boat-in or fly-in delivery, county or city permitting, no engineered retaining walls, no septic upsize, no thickened slabs beyond spec, no wind or snow load overrides. If your site needs anything outside that envelope, we price the delta up front — before you sign. If a concrete truck can’t reach your slab, tell us on the intake call.
