What does a build cost?

One number: what it costs to get the building dried-in.

Dried-in runs starting at $45 and up to about $67 per sqft under roof, with our slab included. On your own slab it starts at $35 per sqft. That covers design, the red-iron kit, our self-performed 6″ reinforced slab, full erection, roof and wall skin, windows set, exterior doors hung, and every roof and wall penetration flashed. Published dried-in prices on our stock plans, listed as on your slab / with our slab: Greers Ferry starting at $115,000 / $137,630 (2,263 sqft under roof), Tablerock starting at $149,240 / $189,840 (4,060 sqft), Truman starting at $264,700 / $311,200 (4,650 sqft). Workshops and shops start at $54,000 — see the eight sizes.

Site variance buffer. Every dried-in package holds a small contingency for normal-lot surprises (a shallow rock shelf, an access issue, a delivery detour). If your site cooperates and we don’t spend it, the unused portion is refunded to you at final closeout — reconciled against receipts. Not a slush fund.

Published prices assume a normal Ozark buildable lot. Reasonable truck access, standard soil, no rock excavation, no boat-in or fly-in delivery, no engineered retaining walls, no septic upsize, no wind or snow load overrides. If your site needs anything outside that envelope, we price the delta up front — before you sign.

Interior finish is separate and handled by trades you hire directly after handoff. Send us the site and the plan direction and we'll come back with a fixed quote.

What does The Truman cost?

Dried-In + slab — starting at $311,200 (from $66.92/sqft under roof). Dried-In on your own slab starting at $264,700. Turnkey starting at $720,000.

Turnkey — full turnkey (Missouri and NE Oklahoma only): from $720,000, Silver finish tier. Adds interior finish-out and second-floor wood framing on top of Dried-In.

Dried-In includes our self-performed 6″ reinforced slab, the two-story red-iron steel kit, premium windows set, insulated overhead doors with glass, iron exterior doors hung, cupola detail, every roof and wall penetration flashed, and strike-team erection at 22 ft eave. Priced against 4,650 sqft under roof (main box plus covered patio and carport).

Not included in Dried-In: site prep, utilities to the slab, second-floor wood framing, interior finish-out, electrical, plumbing, HVAC, insulation, drywall, flooring, cabinets, paint, trim, permits. Turnkey includes everything except site prep, utilities, and permits.

Note: Truman $/sqft is measured under roof — main box plus covered patio and carport, not heated square footage.

Do you offer full turnkey (finish-out included)?

Yes — in Missouri and the northeastern Oklahoma corridor out through Tulsa. Inside that area, one Ozark Closers contract covers everything: red-iron kit, slab, erection, interior framing, insulation, drywall, cabinets, flooring, trim, plus plumbing, electrical, and HVAC rough and finish. Our crew self-performs the steel, slab, and interior framing; we hire, schedule, and manage the trade subs on our own paperwork so you have one point of accountability. Delivered move-in ready. Silver finish tier is the entry point. Gold and Platinum finish tiers priced on request. Outside Missouri and NE Oklahoma, we deliver Dried-In only. Interior finish is yours to hire — we don't sub, refer, or manage those trades.

How do I finance the build?

Most of our clients finance through a construction-to-permanent loan with a local or regional bank. It funds the build in stages against physical milestones (steel delivered, frame up, dried-in, finish), then rolls into a standard mortgage when the certificate of occupancy is issued. You do not need to pay us in cash up front — each draw is bank-funded against work that’s already visible on the site.

We work most often with Guaranty Bank in the Ozarks. They know steel-frame construction, they understand our draw schedule, and they close fast. We’re happy to introduce you if you don’t already have a lender lined up. Bring your own bank and we’ll work with theirs too — we’ve been through the process with plenty of them.

A few things banks like to see up front: (1) land under contract or already owned, (2) our fixed-price contract with milestone draws, (3) a rough finish budget if you’re outside Turnkey. Our contracts are structured to hand a lender exactly what they need.

What's the difference between red iron and cold-formed steel?

Two different building systems, not two grades of the same product. Red iron is hot-rolled I-beams welded into rigid frames — wide clear spans, big openings, long life, higher upfront cost. Cold-formed is light-gauge steel bolted together on site — cheaper up front, narrower spans, shorter service life. Red iron is our default. We also build with cold-formed where the size and use case call for it — smaller shops, storage, secondary structures. Aren’t all barndominium builders basically the same?

No. Most builders don't actually supply the steel kit or erect it themselves. They buy the building from a middleman who already marked it up, then sub the erection to whoever's available. We work direct with the red-iron manufacturer. You buy the building at what the manufacturer charges — not what a reseller marks it up to — with structural drawings stamped for your state included in the order. Our in-house crew puts it up. Why is your kit price lower than what I’ve been quoted elsewhere?

You aren’t getting quoted “the kit.” You’re getting quoted the kit plus a builder markup plus a middleman markup. We don’t mark up the steel. The manufacturer bills you their price. Do I need a separate engineer for the structural side?

No. Every building ships with structural drawings stamped for the state you’re building in as part of the order. That covers the frame, connections, and anchorage in your jurisdiction. On a stick-frame build you’d be paying an architect or structural engineer separately to get to that point. With a building, it’s already handled the day the order goes in.

Do you outsource anything?

We do our own design. We source the building directly from the manufacturer. Our in-house crew erects it. That scope is not subbed. On either dried-in package, electrical, plumbing, and HVAC are handled by trades the owner hires directly after handoff. On Turnkey (Missouri and NE Oklahoma only), we hire and manage those trade subs on our own paperwork so the buyer has one contract.

Do you finish the inside?

On either dried-in package, Ozark Closers designs, coordinates engineering with the manufacturer, pours the slab with our in-house concrete crew, and erects the red-iron rigid frame. We hand you a weather-tight dried-in structure and step out. Interior finish — kitchens, baths, trim, flooring — is handled by trades you hire directly. We don't refer, sub, or manage those trades on a dried-in package. Turnkey (Missouri and NE Oklahoma only) is the exception — there we hire and manage the trade subs on our own paperwork and deliver move-in ready.

What exactly is included in the scope you hand off?

Design (plans and specifications), kit sourcing direct from the manufacturer, in-house concrete slab pour, and full erection of the red-iron rigid frame through weather-tight Dried-In building. That means columns, rafters, purlins, roof sheeting, wall sheeting, doors and windows installed, and the building sealed against weather. Not in scope: interior framing, mechanical/electrical/plumbing rough-in, insulation, drywall, finishes, cabinetry, appliances, or landscaping.

What's the warranty on the dried-in build?

Two warranties, from two parties. The manufacturer warrants the building itself — the structural steel, connections, and factory-supplied components — per their warranty terms. Ozark Closers warrants our workmanship on the erection for one year from dried-in handoff. That means if we mis-torqued a bolt, mis-flashed a penetration, or missed a fastener spec, we come back and fix it. Weather events, foundation settlement, and owner-added modifications after handoff are not covered.

What's the warranty on Turnkey?

Three warranties. Manufacturer warranty on the steel kit. One-year Ozark Closers workmanship warranty on everything we self-perform — concrete slab, erection, framing, insulation, and interior cabinet install/tile/trim/paint that our own crew touches. Trade-sub work (electrical, plumbing, HVAC, and any finish trades we sub out) carries the sub’s own one-year workmanship warranty; if a sub won’t come back to make it right, we send our own crew and chase the sub ourselves — you don’t. Manufacturer warranties on individual fixtures and equipment pass through to you at handoff (plumbing fixtures, HVAC, appliances, water heater, windows). We keep a punch list open for 30 days after move-in and come back once at 11 months for anything wood-and-drywall has decided to do in the first year. Owner modifications and normal wear are not covered.

Can you refer me to interior finish trades?

On either dried-in package, no — we don't refer trades. Every referral becomes a phone call we own when something goes wrong, and we're not on the hook for anyone we don't control. You hire your own trades and contract them directly. On Turnkey (Missouri and NE Oklahoma only), we hire and manage the trade subs ourselves on our own paperwork, so there's one contract and one point of accountability.

I got a lower total price from another barndo company. Should I go with them?

Ask them three questions. One, where does the building come from and what does the manufacturer sell it to them for. Two, who erects it and are they full-time employees or day-labor subs. Three, who’s on the job every day and what’s their name. If they can’t answer all three plainly, they don’t actually know what you’re paying for. Can you look at a quote I got from someone else?

Yes. If you have a steel building quote from another company, send it to us before you sign. We’ll review it and walk you through what it covers. Even if you decide to go with the other company in the end, at least you’ll have peace of mind moving forward knowing our team reviewed the details. Send it here and we’ll get back to you.

How long does a build take?

Design: 2-8 weeks depending on modification vs. scratch. Kit manufacturing and delivery: 6-14 weeks from the manufacturer, from order to on-site. Erection to dried in: 4-8 weeks for a typical residential dried-in build, weather depending. Add site prep and foundation work before erection starts.

What are the plan tiers, and what's included in each?

Two tiers, both delivered as PDF. Reserve on the plans page, we email a secure payment link the same business day, PDF is delivered by return email once payment clears.

Study Set — $495. Five sheets: cover, floor plan, foundation, elevations, roof plan. Enough to price the build, talk to a lender, or walk the layout. Not enough to build from.

Construction Set — $1,495. Study Set plus general notes and code, wall assemblies, window and door schedule, wall sections, framing, plumbing, and electrical. What a framer, steel crew, or GC needs to price the job and put it up.

Upgrade path. Buy the Study Set, decide later you want to build — pay the $1,000 difference and we send the Construction Set.

Credit-back. Whichever tier you buy, the full plan price credits toward any Dried-In or Turnkey build if you build with us within 12 months.

What if I want a custom plan instead of a stock plan?

Custom design is quoted separately. Send us the site and the direction and we'll come back with a design scope and fee. If you build with us, the design fee credits against the build the same way the stock plan price does.

Do I need to own land already?

Yes. We don’t sell land or handle land acquisition. Before you engage us, you should own the parcel or have a purchase under contract, and know enough about the soil, access, and utilities to know a build is feasible.
