How to read this page.

The spec below is what goes into every Ozark Closers red-iron building. It's the same across barndominiums, workshops, shops, warehouses, and event barns — because the frame system is the same. What changes between projects is size, plan, and finish tier. Below you'll find:

Print this page. The layout is print-optimized. Ctrl+P (or Cmd+P) gives you a clean 2-3 page PDF you can bring to your bank, engineer, or spouse.

Naming note. "Dried-in" means weather-tight shell — slab, red-iron frame, roof, exterior sheeting, insulation on the shell if specified, windows, and doors, sealed against water intrusion. "Turnkey" means dried-in plus the interior finish package priced at our Silver tier by default (see the finish schedule for the allowance-by-allowance breakdown).

Dried-in package — what every job includes.

The scope below ships on every Ozark Closers build, whether you stopped at Dried-In or continued into Turnkey. Line items are worded the way they show up on the contract.

Foundation & slab

  • Site prep, cut/fill, and pad compaction
  • Concrete slab — 4" typical, 5-6" thickened turn-downs at column locations
  • Anchor bolts placed to manufacturer template
  • Vapor barrier under slab
  • Slab reinforcement per engineered plans (rebar or wire mesh)
  • Broom-finished slab, saw-cut control joints

Red-iron primary frame

  • Rigid-frame steel columns and rafters (manufacturer red-iron, primer coat)
  • Base plates set and torqued on anchor bolts
  • Endwall columns and rakes
  • Roof and wall bracing to engineered spec
  • Girts (wall) and purlins (roof) installed to design centers
  • All primary framing set and plumbed by our in-house crew

Roof system

  • 26-gauge PBR-panel roof sheeting (Galvalume AZ-50 substrate)
  • Kynar 500 upgrade available on request
  • Ridge cap, eave trim, gable trim
  • Fastened with self-tapping screws and rubber-EPDM sealing washers
  • Foil insulation or rigid batt shell insulation per plan
  • Gutters and downspouts (turnkey; optional on dried-in)

Wall system

  • 26-gauge PBR-panel wall sheeting (Galvalume AZ-50 substrate)
  • Choice of any standard color from the color chart
  • Wainscot color option (bottom 3-4 ft in a second color)
  • Corner trim, base trim, jamb trim, header trim
  • Rockwool or fiberglass batt shell insulation per plan

Windows & doors (rough openings framed and installed)

  • Vinyl low-E windows (double-hung, sliders, or fixed per plan)
  • Insulated exterior entry doors (steel or fiberglass)
  • Overhead doors (garage / shop bays) with electric openers on turnkey
  • Sliding barn doors on interior openings if plan calls for them
  • All exterior openings flashed and sealed for weather-tight dried-in

What "dried-in" delivery means

  • Slab, red-iron frame, roof, exterior walls, windows and doors installed
  • Building is sealed against water intrusion
  • Weekly progress documentation across the whole erection
  • Ready for interior framing, MEP, and finish trades to start immediately
  • Final walk-through and punch list before handoff

What's not in the dried-in number.

These items are outside the dried-in scope. If you're stopping at dried-in, you or your trades hire and manage:

  • Interior framing (studs, headers, blocking)
  • Electrical rough-in and finish (panel, circuits, outlets, fixtures)
  • Plumbing rough-in and finish (water, DWV, fixtures)
  • HVAC (mini-splits, ducted systems, radiant floor)
  • Drywall, tape and float, texture, paint
  • Interior flooring (LVP, tile, wood, polished concrete finish)
  • Cabinets, counters, appliances
  • Interior doors and trim carpentry
  • Septic, well, propane, driveway, and any other site utilities beyond the pad
  • Landscaping, grading beyond the pad envelope, or hardscape

Turnkey buyers: everything above except septic, well, propane, driveway, and landscape is inside your contract at the Silver finish tier. Gold and Platinum tiers upgrade the allowances line by line.

Turnkey — what the interior finish package adds.

Turnkey coverage runs across Missouri and northeastern Oklahoma out through Tulsa. Under one contract, our crew handles the steel and slab, and we hire and manage the trade subs on our paperwork. The interior finish schedule follows the Silver / Gold / Platinum tier system so the allowance for every material line is priced in writing before we buy anything.

Turnkey is not "everything imaginable." It's what's on the finish schedule at your signed tier. Anything above the tier allowance is a change order, priced in writing before we buy. That's how the fixed price stays fixed.

Standard specs for the primary structure. These get adjusted up (never down) if your engineered plan calls for it — the number on your contract already reflects what's stamped for your site.

Codes & engineering.

Every Ozark Closers building is engineered and stamped for the specific site. That means:

Ask your builder for these on any red-iron project. If someone can't tell you the wind load, snow load, and code path their building is stamped for, walk away. It's not a bonus — it's what makes the frame legally installable.

  3. What's fixed at signing? Get the exclusions list in writing before you sign. "Everything except..." is where surprise change orders live.
