STOCK PLAN LICENSE · v1.0 · EFFECTIVE JULY 2026
Straight terms. One page. Read it before you buy.
This governs every stock-plan sale on ozarkclosers.com. It's written plain-English on purpose so nobody's surprised. If any part is unclear, call us before you pay: (417) 597-4470.
1. What you're buying.
You're buying a one-project license to use one Ozark Closers stock plan (Greers Ferry, Tablerock, or Truman) to construct one building at one site. Two tiers are sold:
- Study Set — $495. 5-sheet PDF: cover, floor plan, foundation plan, exterior elevations, roof plan. For pricing, planning, lender conversations, and lot review. Not a builder-ready set.
- Construction Set — $1,495. Full builder-ready PDF: everything in the Study Set plus general notes and code compliance sheet, wall assemblies, wall sections and typical details, framing plan, plumbing schematic, electrical schematic, and window & door schedule.
2. What's in each tier.
Study Set ($495) — 5 sheets
- Cover sheet, plan-branded
- Dimensioned floor plan with room labels
- Foundation plan with slab dimensions
- Exterior elevations — all four sides
- Roof plan showing panel run direction and drainage
- Full-size sheets, scaled 1/4" = 1'-0", ready to print at 24×36 or 30×42
Construction Set ($1,495) — everything above, plus:
- General notes and code compliance sheet (2021 IRC / IBC)
- Wall assembly details
- Window and door schedule on-sheet
- Wall sections and typical details (eave, foundation-to-wall, ridge)
- Framing plan (roof and floor where applicable)
- Plumbing schematic (fixture layout, riser diagram)
- Electrical schematic (outlet, switch, and fixture layout)
3. Upgrade from Study Set to Construction Set.
Bought the Study Set and want the full Construction Set? Email info@ozarkclosers.com with your original order number. Pay the $1,000 difference and we send the full file. No penalty for starting at the study tier.
4. What's not in either tier.
- No engineer's stamp. Some counties require a site-specific structural stamp for permit. If yours does, that's your responsibility, not ours. Typical cost is a few hundred dollars through a local licensed engineer.
- No site-specific structural calculations. Wind speed, snow load, and seismic loads vary by county. If your building department requires stamped calcs, a local engineer runs them against your site.
- No site plan, drainage plan, septic design, or soils report. These are site-specific and separate from the building plan.
- No HVAC load calcs or duct design; no electrical panel schedule or load calcs; no plumbing sizing. The Construction Set shows layout schematics; your trade contractors design and size the systems.
- No interior elevations, cabinet drawings, or finish schedules. Interior finish direction is separate.
- No CAD source files. PDF only. We do not sell DWG, RVT, DXF, or editable source files.
5. What you may do.
- Print the plans as many times as you need for your project.
- Hire your own engineer to stamp them if your jurisdiction requires it.
- Hire any general contractor you want to build them.
- Modify the plans (move walls, resize rooms, adjust the porch) for your one project.
- Show them to your bank, appraiser, permit office, or spouse.
6. What you may not do.
- Build the plan more than once. This is a one-project license.
- Resell, redistribute, share, or upload the PDF anywhere.
- Modify the plan and then sell or license the modified version.
- Remove the Ozark Closers title block, copyright notice, or plan name from the drawings.
- Claim authorship of the design.
7. Credit toward a build.
If you contract Ozark Closers to build the plan under our Dried-In + slab (building + erection + Concrete) or Dried-In on your slab (building + erection) within 12 months of your plan purchase, we credit the full amount you paid for the plan against your first invoice. That's $495 if you bought the Study Set, or $1,495 if you bought the Construction Set. One credit per plan license. Applies only when we're the builder on your contract.
8. Copyright.
The Ozark Closers plans, drawings, dimensions, and layouts are the copyrighted intellectual property of Ozark Closers LLC. Your license does not transfer ownership — you're licensing use, not buying the plan itself.
9. No warranty of buildability.
The plan is provided as-is. We've built variations of it and stand behind it as a good, buildable design. Your site conditions (soil, wind, snow, seismic, jurisdictional code amendments) may require adjustments. If your building department requires an engineer's stamp, that engineer's review is the final word on whether the plan meets code at your site.
10. Digital delivery. No refunds.
Here is how delivery actually works. You submit the reservation form on the plans page. We email you a secure payment link the same business day. When your payment clears, the PDF is delivered by return email. Typical turnaround is under one business day; if we can't hit that we tell you why.
Because the file is digital and non-returnable, once delivered all sales are final.
Exceptions we honor: if the file fails to download, arrives corrupted, or the wrong plan or wrong tier is delivered, email info@ozarkclosers.com within 7 days and we'll resend or refund.
11. Limit of liability.
Our maximum liability under this license, for any reason, is the amount you paid for the plan ($495 or $1,495). Ozark Closers is not liable for permit denial, engineer costs, contractor error, cost overruns, delays, or any damages related to construction of a building using the plan. Your engineer, your GC, and your permit office are your safeguards on those risks — not us.
12. Governing law.
This license is governed by Missouri law. Any dispute is resolved in the state courts of Camden County, Missouri.

By paying the invoice we send you for any stock plan — Study Set or Construction Set — you agree to this license. We keep a copy of your agreement, your invoice, and your delivery confirmation on file.
