HOW THE PRICING WORKS
One package. Dried-in. Fixed at signing.
Every workshop is priced three ways: Dried-In on your slab, Dried-In + slab (our default), or Turnkey. Our crew pours a self-performed 6″ reinforced slab, erects the red-iron kit, skins the roof and walls, hangs the exterior doors, sets the windows, and flashes every roof and wall penetration. You get a building closed to weather that you can lock. The kit is passed through at our supplier’s invoice with no reseller markup — we make our money on erection, concrete, and coordination. The 30×40 through 40×80 buildings are fixed prices at signing. The 50×100 and 60×100 are shown as starting-at numbers — large-span buildings vary enough on wind, snow, and eave height that we hold that number after a site walk. Kit passed through, then locked. No change-order games.
Not included in the dried-in package: site prep, utilities to the slab, interior finish-out, HVAC, plumbing fixtures, electrical rough-in beyond the panel, insulation, permits, and impact fees. Turnkey finish-out on a workshop is available on the Missouri / NE Oklahoma corridor — ask us.
What “starting at” means · site conditions
Every price on this page assumes a normal Ozark buildable lot: reasonable truck access, standard soil, no rock excavation, no boat-in or fly-in delivery, county or city permitting, no engineered retaining walls, no septic upsize, no thickened slabs beyond spec, no wind or snow load overrides. Anything outside that envelope, we price the delta up front — before you sign. If a concrete truck can’t reach your slab, tell us on the intake call.

Our smallest dried-in building. C-channel frame, one 8 ft overhead door, one walk door, two windows, 26-gauge panels. The right footprint for a compact home, guest quarters, a finish-ready studio, or a storage barn behind the house. Not a workshop for lifts — 10 ft eaves cap it — but a real red-iron building closed to weather.

Same footprint as the Compact but with the eaves raised to 12 ft and the frame stepped up to full I-beam red iron. Room for a two-post lift, dump-trailer clearance, and a real workbench wall. This is the shop most buyers actually want when they say "shop."

The 40 × 80 is where a working shop meets a finished side. Buyers use half the footprint as a shop and finish the other half into a game room, guest suite, or in-law flat. 14 ft eaves make that split real — the finished side can carry a ceiling, and the shop side can carry a lift. We dry it in; you decide how to divide it up.

Site-priced because clear-span pricing swings on snow load, wind exposure, and eave upgrades — but we lock the number at the site walk.
