Four phases, one firm, one contract. A repeatable process from first sketch to a weather-tight Dried-In building — not a custom-every-time relationship. Here is what each phase looks like, what you sign, and what it costs.

WHAT YOU GET IN WRITING

Three guarantees. One contract.

Every job we sign gets the same three commitments — priced, dated, and named on the contract before you fund the first draw.

01 · Price Certainty

Fixed at signing. No draw-day surprises.

The kit is passed through at the manufacturer’s invoice. Concrete and site work at the trade’s invoice. Our coordination and erection is one disclosed line. The contract price holds once we walk the site — the only way the number changes is if you change the plan.

02 · Timeline Certainty

Dated milestones. Not open-ended.

Kit lead time, delivery window, erection start, and dried-in handoff all put on the contract with real dates. Kit typically 8–14 weeks from order to site. Erection typically 3–6 weeks on-site, weather permitting. If a date moves, we tell you before it moves.

03 · Build Certainty

Our crew on your site. Not brokered.

Ozark Closers erects every job with our own in-house strike team. General liability and workers’ comp on our people, on your site. One firm on the paper, one crew on the ground, one throat to choke if something goes sideways.

DESIGN

A plan, engineered for a red-iron kit.

Start with one of our library plans — The Greers Ferry, The Tablerock, or The Truman — or bring your own sketch and we’ll redraw it for a steel-frame kit. Every plan we finish is engineered for the specific manufacturer’s red-iron system, stamped for your state, and dimensioned so the building and slab match on paper before anyone breaks ground.

  • Stock plan — Study Set $495 (PDF) or Construction Set $1,495 (builder-ready PDF). The Greers Ferry, The Tablerock, and The Truman are all stock plans.
  • Modify a stock plan — from $495 to $2,000 depending on scope. Move windows, adjust walls, swap finishes, tweak footprint.
  • Custom design — from $999 (concept sketch) up to $5,000 (full custom permit set), scoped after a design intake call.
  • Site-visit design session — $2,500 deposit for a half-day on your land. Credits against any plan or construction set within 90 days.

Design fees are applied against your build if you proceed with us on the building and erection.

We have direct manufacturer relationships. We are a certified partner. Once your plans are approved, we place the order with the manufacturer, stage the delivery for your site, and pass the price straight through. No reseller markup and no games with the quote.

  • Red-iron rigid-frame kit, stamped engineered drawings for your state.
  • Manufacturer pricing — we don’t mark up the building.
  • Delivery coordination to your site, staged for the erection window.

Typical kit lead time is 8–14 weeks from order to on-site delivery, plan-dependent.

ERECT

Our crew stands it up.

Ozark Closers erects every job with our own in-house crew — no brokered erection, no day-labor. We show up to a poured, cured slab and put up the building. Columns, rafters, purlins, sheeting, doors, windows, and trim, all the way to weather-tight.

  • Columns and rafters set and plumbed on the slab.
  • Purlins, girts, bracing installed to spec.
  • Roof and wall sheeting, standing-seam metal roof.
  • Windows and overhead doors installed and flashed.
  • Trim and closures to weather-tight Dried-In building.

Typical erection window is 3–6 weeks on-site, weather permitting.

HANDOFF

Weather-tight Dried-In building.

At handoff you get a weather-tight building on a foundation — slab, frame, roof, exterior sheeting, windows, and doors, all sealed against the weather. Interior finish-out is separate, handled by trades you bring in after we walk off. We hand you the stamped drawings, the building manuals, and a clean site.

  • Dried-in building ready for interior framing and MEP.
  • Stamped engineered drawings for permit and future modifications.
  • Manufacturer documentation and warranty transfer.
  • Punch walk with you before we release the site.

What’s not in the dried-in handoff: interior framing, MEP, drywall, and finish-out. On either dried-in package, those trades are yours to hire — we don't sub, refer, or manage them.

Turnkey coverage: across Missouri and northeastern Oklahoma out through Tulsa, we run full Turnkey under one contract — our crew handles the steel and slab, and we hire and manage the trade subs on our paperwork.
